THE OPERATING REALITY

Maintenance operations weren't designed as a system. They evolved into one.

Property teams often operate across property management software, email, phone calls, vendor portals, spreadsheets, field staff and disconnected automation tools.

Strata MCL is being built to create a control layer across that environment, coordinating the work without forcing organizations to replace every system they already depend on.

THE CONTROL LAYER

A single operational layer across the maintenance lifecycle.

Strata MCL is designed to sit above existing maintenance technology, helping property operators connect, interpret, orchestrate and measure what happens across the stack.

01

Connect

Bring maintenance signals together from the systems, channels and teams already in use.

  • Requests and work orders
  • Property and resident context
  • Vendor and field signals
02

Interpret

Establish context, urgency and intent before work begins moving through the operation.

  • Request classification
  • Priority and risk signals
  • Duplicate and pattern detection
03

Orchestrate

Coordinate workflows between internal teams, vendors, systems and automation.

  • Routing and assignment
  • Escalation and follow-up
  • Cross-system workflows
04

Measure

Create an operational view across the full maintenance journey, not just one application.

  • Lifecycle visibility
  • Operational performance
  • Continuous improvement

SYSTEM ARCHITECTURE

Designed around the stack you already have.

The goal is not another silo. Strata MCL is being designed as a coordinating layer that works across existing tools, preserving the systems that already carry business-critical data and workflows.

Non-disruptive by design Augment existing systems instead of creating a rip-and-replace project.
Operationally observable Expose what is happening across the lifecycle, including exceptions and handoffs.
Integration-first Structure the control layer around APIs, events and reliable system boundaries.

OPERATIONAL INTELLIGENCE

Automation where it helps. Human control where it matters.

Strata MCL is being designed to use automation and AI as components of the operating layer, not as an opaque replacement for operational judgment.

01

Classify requests using context from the maintenance environment.

02

Prioritize work based on urgency, risk and operational rules.

03

Coordinate routing across internal teams, vendors and systems.

04

Surface exceptions when automation should stop and a person should decide.

WHY STRATA MCL

Building the operating layer maintenance has been missing.

Strata MCL is an emerging SaaS platform focused on maintenance operations in property management. Its purpose is to create a coordination layer across the systems, people and workflows responsible for getting maintenance work from request to resolution.

The platform is currently in development. This site documents the thinking, research and product direction behind the Maintenance Control Layer.

STRATA MCL

Maintenance operations deserve a control plane.
